The checklist
- Service boilers and communal heating before demand peaks
- Clear gutters, downpipes and roof outlets after leaf fall
- Check drains and gullies so heavy rain can get away
- Inspect roofs, flashing and loose tiles before high winds
- Test emergency lighting and replace failed lamps
- Check external lighting and timers as the nights draw in
- Lag exposed pipes and check frost protection
- Check doors, closers and seals so heat stays in and doors stay secure
- Grit and clear plans for entrances, steps and car parks
- Confirm the out-of-hours contact route residents should use
Why autumn matters
Most winter emergencies are predictable: blocked gutters overflowing, boilers failing on the first cold weekend, and leaks after storms. Planned work in October and November is cheaper and calmer than reactive work in January.
Make it routine
These checks belong in a planned preventative maintenance schedule, with reactive cover agreed for the problems that still happen.
